How much does end-of-tenancy cleaning cost in London?
Fixed prices plus VAT: studio £255, 1-bed flat £285, 2-bed flat £325, 3-bed flat £395, 4-bed flat £495. Each price covers one hallway, one reception, one bathroom and one kitchen. Add-ons: extra room or storage £30, extra WC £50, extra ensuite £55, balcony or terrace £100, parking £15.
Do you offer a deposit-back guarantee?
Yes. If the inventory clerk is not satisfied, we return within 24 hours at no charge and re-clean the areas flagged. If a top-up clean is requested instead, that is £125 plus VAT, a surface-level wipe, mop and hoover of visible areas.
Does the price include carpet cleaning?
Carpet cleaning is an add-on at £100 per room. Tell us when you book and we will include it in the same visit.
Can you clean the same day the tenants leave?
We can often arrange same-day or next-day bookings, especially for smaller flats. Call us and we will check availability.
Do you clean ovens and fridges as part of the service?
Yes. Oven cleaning and fridge cleaning are included in every end-of-tenancy clean as standard. Both are checked on check-out inspections and are one of the most common reasons deposits are disputed.
Do I need to be at the property during the clean?
No. Many of our clients hand us the keys and pick them up when the clean is done. We let you know when we have finished and are happy to send photos if you want confirmation before handing over to the inventory clerk.
What time do your cleaning teams arrive?
We typically start between 8am and 10am. We confirm the exact arrival window the day before. For urgent or same-day bookings, we will give you a realistic window when we confirm.
