Property clearance in London
House, garden and end-of-tenancy clearance. We take everything away and leave the property empty and tidy.
What our property clearance service covers
Left-behind furniture, a property that needs emptying before a sale, a garden that has got out of hand. Clearance is the job nobody looks forward to doing themselves. We remove everything, dispose of it properly and leave the property clean and empty.
House Clearance
Full or partial clearance of any property. We remove furniture, appliances, clothing, rubbish and anything else that needs to go. All waste is taken to licensed disposal facilities, no skips left on the street, no fly-tipping.
Garden Clearance
Overgrown shrubs cut back, garden waste removed, old furniture and broken equipment taken away and disposed of. We leave the garden clear and tidy, ready for whatever comes next.
End-of-Tenancy Clearance
Items left behind by tenants removed and disposed of properly. Often booked alongside an end-of-tenancy clean so the property is ready for the next tenant in a single day. Common in lettings, we know how to turn a property around fast.
Commercial and Office Clearance
Desks, chairs, filing cabinets and general office contents removed. Suitable for offices between tenants, businesses relocating or closing. We bring the van space and the trade waste licences.
Builder's Waste and Rubbish Removal
Old flooring, plasterboard, broken appliances and general renovation waste removed after a building project. One call, one team, cleared the same day.
How our house clearance service works
- 1
Send us photos or let us visit
For smaller clearances, photos of the items are enough for a fixed-price quote. For full property clearances, we visit the property so we can see exactly what needs to go and how long it will take.
- 2
Fixed price agreed
You get a written fixed price before we book anything in. No quotes that grow on the day. Our prices are by item or by job. We're clear about which before you commit.
- 3
We arrive and clear
Our team arrives at the agreed time with the van space needed. We work through the property systematically, room by room, lifting and removing everything on the list.
- 4
Final sweep and clean
After the clearance, we do a final sweep of the property and leave it clean and empty. Waste goes to licensed disposal facilities. We confirm completion and are done.

Common property clearance questions
How is clearance priced?
We price by item. Example rates: double mattress £65, mattress with bedframe £95, cooker or washing machine or dishwasher £55, sofa £100. For a full property clearance, send us photos of what needs removing and we will give you a fixed price before booking.
Do you take furniture and white goods?
Yes. We remove furniture, appliances, general clutter and rubbish. Everything is taken to licensed disposal facilities.
How quickly can you clear a property?
Most clearances are completed in one day. We can often book within a few days of enquiry. Call us if you need a same-week clearance.
Do you do end-of-tenancy clearance?
Yes. We clear properties at the end of a tenancy, including items left behind by tenants. Often combined with an end-of-tenancy clean so the property is ready for the next tenant in one day.
Do you recycle or donate items?
Where possible, yes. Furniture and items in good condition go to local charities and reuse centres rather than landfill. We don't guarantee specific destinations for individual items, but we sort responsibly.
Can you clear the garden at the same time as the house?
Yes. We regularly do combined house and garden clearances in a single visit. Let us know the full scope when you enquire and we'll quote the whole job together.
How quickly can you start?
Most clearances can be booked within two to three days. For urgent jobs, evictions, probate clearances, time-sensitive tenancy handovers, call us and we will do our best to accommodate same-week or next-day bookings.
Do you provide before and after photos?
Yes, on request. We photograph the property before we start and when we finish. Useful for insurance purposes, probate documentation or letting agents who need confirmation of clearance.
