Clicked together over underlay. Durable, easy to clean and suited to high-traffic rooms. One of the most practical finishes for busy London properties.
Vinyl and LVT
Luxury vinyl tile is waterproof, warm underfoot and popular in kitchens, bathrooms and rental properties. Available in glued or click-fit formats depending on the product.
Carpet Fitting and Removal
Cut and fitted to the room. Old carpet is lifted and disposed of. Gripper rods and underlay are included as standard.
Hardwood and Engineered Wood
Solid or engineered planks, nailed or glued. Requires a level, stable subfloor, we check and prepare this as part of every job.
Subfloor Preparation
Levelling compounds, ply boarding over uneven boards and damp-proofing membranes where needed. A proper subfloor is what makes the finished floor last.
Skirting Boards and Trims
New skirting fitted and painted, threshold strips and beading at doorways and transitions, everything finished to a standard you'd expect from a full refurbishment.

Initial site visit
We visit the property, walk through each room, inspect the existing subfloor condition and take measurements. We look at what prep is needed before any new floor goes down.

Quote and material selection
We talk you through flooring options from our three ranges, budget, mid-range and luxury, and advise on the best product for each room. You get a fixed-price quote covering supply, removal, prep and fitting.

Sign off and schedule
Once you're happy with the quote, you sign off and we agree a start date. No deposit required. We confirm the booking and order materials ahead of fitting day.

Fitting day
We arrive, lift and dispose of the old floor and complete any subfloor preparation needed. New flooring goes in, skirting and trims are finished, and we clean up before we leave.

Common flooring questions
How much does flooring fitting cost per square metre?
Fitting averages £15 per square metre. Some jobs require self-levelling compound to make the floor level before installing LVT or hardwood, this is assessed on the site visit and included in the quote if needed.
Do you supply the flooring as well as fit it?
Yes. We supply all materials. We have a catalogue covering three ranges, budget, mid-range and luxury, so you can choose the right product for the room and your budget. We also fit-only if you have already sourced your flooring.
Is there a minimum order?
No minimum. We quote and supply for single rooms up to whole-flat reflooring jobs.
Do you remove old flooring first?
Yes. We lift and dispose of old carpet, laminate or vinyl as part of the job. Subfloor prep is included where the surface needs it before new flooring goes down.
How long does flooring installation take?
Most single rooms are done in one day. Whole-flat jobs typically take two to three days depending on how much subfloor preparation is needed. We give you a timeline when we quote.
Do I need to clear the room before you arrive?
Yes, please clear furniture and personal items from the room before we start. If you need help with this, let us know and we can arrange it.
Can you fit flooring in bathrooms and wet rooms?
Yes. LVT and vinyl are fully waterproof and our most common choice for bathrooms, en-suites and kitchens. Any waterproofing membrane required is included in the quote.
Which flooring is best for a rental property?
LVT is the most popular choice for rentals. It handles heavy traffic, cleans easily between tenancies and comes in realistic wood and stone finishes. We can recommend specific products on the site visit based on the property and expected use.
